Highlights

• The Land Parcel at Tampines is bounded by Tampines Ave 1 and Bedok Reservoir Road, across the road from Tampines West MRT.
• The Land Parcel has a site area of 23,512 sqm and shall be developed for Mixed Use Development, comprising a Commercial and Residential Development.
• Envisioned to be a landmark community, a welcoming space to the development is to be provided at the junction of Bedok Reservoir Road and Tampines Avenue 1, as indicated in the Control Plan. Located opposite the MRT station entrance, with high visibility from the main roads, this welcoming space shall give visitors a sense of arrival to the development, and help with orientation and wayfinding.
• This parcel is one in a series of land release in Tampines in recent years for Private Residential Developments, including Tampines St 62, Tampines Ave 11, Tenet, Parc Central Residences and Treasure at Tampines, and demonstrates the attractiveness and growth potential of this area.
• The vision for Tampines follows the concept of a “Twin Vines” with the vision to shape a residential neighbourhood intertwined with a good mix of community and commercial facilities, parks and waterbodies for a liveable and well-connected neighbourhood.
• The primary vine located along the western edge of Bedok Reservoir Road is a key thoroughfare for the neighbourhood, connecting the waterfront of Bedok Reservoir Park to the main commercial amenities and key transport node in Tampines. It is planned as an active green corridor with activity nodes and ‘community buds’ such as recreational facilities.
• The secondary vine would weave through the proposed parks and housing precincts to the east of Bedok Reservoir Road, linking up the courtyards and green spaces. The development is a key part of this secondary vine.
• The development will serve as a Neighbourhood Centre for the Tampines Neighbourhood, and connect surrounding residential developments to Tampines West MRT station and commercial amenities.
• A minimum of 50,660 sqm will be set aside for Residential use. The number of Dwelling Units (DUs) for the proposed development is approximately 585. Maximum building height of 64 m. Residents can reach the Tampines West MRT via a proposed underpass.
• The commercial area will include an Early Childhood Development Centre (ECDC) Facility, Supermarket, Food Court, Community Plaza and other commercial uses, such as office, medical clinic, gym and recreation/entertainment uses.
